Terms of Service

These Terms of Service ("Terms") govern your access to and use of the settledHUB platform at settledhub.co.uk (the "Platform"), operated by settledHUB Ltd ("we", "us", "our"), a company registered in England and Wales. By accessing or using the Platform, you agree to be bound by these Terms. If you do not agree, please do not use the Platform.
1. Acceptance of Terms
By creating an account, accessing, or using any part of the Platform, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy. We may update these Terms from time to time, and your continued use of the Platform after such changes constitutes acceptance of the revised Terms.
2. Eligibility
To use the Platform, you must be at least 18 years old or the age of majority in your jurisdiction, whichever is higher. You must have the legal capacity to enter into a binding agreement. While settledHUB is designed for everyone settling in the UK. Any individual who meets the age requirement may create an account.
3. Account Registration
When you register for an account, you agree to provide accurate, current, and complete information. You are responsible for maintaining the confidentiality of your login credentials and for all activities that occur under your account. You must notify us immediately at info@settledhub.com if you suspect unauthorised access to your account. We reserve the right to suspend or terminate accounts that contain false information or violate these Terms.
4. User Content
You may post reviews, messages, listings, and other content ("User Content") on the Platform. You retain ownership of your User Content, but you grant settledHUB a non-exclusive, royalty-free, worldwide licence to use, display, reproduce, and distribute your User Content in connection with operating and promoting the Platform.
You represent that you own or have the necessary rights to post your User Content and that it does not infringe on the rights of any third party, contain defamatory material, or violate any applicable law.
5. Prohibited Activities
You agree not to:
- Use the Platform for any unlawful purpose or in violation of any applicable UK or international law.
- Post false, misleading, or fraudulent listings, reviews, or information.
- Impersonate another person or entity, or falsely claim affiliation with any person or organisation.
- Harass, abuse, threaten, or discriminate against other users.
- Scrape, crawl, or use automated tools to extract data from the Platform without our written consent.
- Attempt to gain unauthorised access to the Platform, other user accounts, or our systems.
- Upload viruses, malware, or any code designed to disrupt or damage the Platform.
- Use the Platform to advertise or promote services unrelated to student settlement in the UK without prior approval.
6. Listing Policies
Landlords, service providers, and other partners who post listings on the Platform agree to the following:
- All accommodation listings must accurately represent the property, including photos, amenities, pricing, and availability.
- Listings must comply with all applicable UK laws, including the Housing Act 2004, the Tenant Fees Act 2019, and the Equality Act 2010.
- Landlords must hold deposits in a government-approved tenancy deposit scheme (TDS, DPS, or mydeposits) and provide the required prescribed information within 30 days.
- Discriminatory listings based on race, nationality, religion, gender, or any protected characteristic are strictly prohibited and will be removed immediately.
- settledHUB reserves the right to remove any listing that violates these policies or receives verified complaints.
7. Booking Policies
When you make a booking or enquiry through the Platform:
- settledHUB acts as an intermediary connecting you with service providers. We are not a party to any contract between you and a landlord, employer, legal advisor, or financial service provider.
- Booking confirmation, cancellation, and refund terms are set by the individual service provider unless otherwise stated.
- You are responsible for verifying the details of any booking and for reading the service provider's own terms and conditions.
- We encourage all payments and deposits to be made through secure channels. Never send money via direct bank transfer to unverified individuals.
8. Intellectual Property
The Platform and its original content (excluding User Content), features, functionality, design, trademarks, and logos are owned by settledHUB Ltd and are protected by UK and international copyright, trademark, and other intellectual property laws. You may not reproduce, distribute, modify, or create derivative works from any part of the Platform without our express written permission.

Important: Please read this section carefully.
- No Legal Advice: settledHUB is not a law firm. Any information provided on the Platform regarding legal matters, including visa, immigration, tenancy, and employment law, is for general informational purposes only and does not constitute legal advice. For legal advice, consult a qualified solicitor or an OISC-registered immigration advisor.
- No Financial Advice: settledHUB is not a financial advisor and is not authorised or regulated by the Financial Conduct Authority (FCA). Information about loans, banking, or financial products on the Platform is for general guidance only. We provide referrals to FCA-regulated lenders but do not guarantee loan approval, interest rates, or terms.
- No Lending: settledHUB is not a lender, credit broker, or financial intermediary. Our loan referral service connects you with third-party lenders who are independently regulated. We do not assess your creditworthiness, guarantee any loan, or have any involvement in lending decisions.
- Listing Accuracy: While we make reasonable efforts to verify listings and service providers, we do not warrant or guarantee the accuracy, completeness, or reliability of any listing, review, or information posted on the Platform.
- Third-Party Services: settledHUB may link to or facilitate connections with third-party services. We are not responsible for the content, policies, or practices of any third party.
- "As Is" Basis: The Platform is provided on an "as is" and "as available" basis without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.
10. Limitation of Liability
To the fullest extent permitted by law, settledHUB Ltd, its directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from or related to your use of the Platform, including but not limited to loss of profits, data, goodwill, or other intangible losses.
Our total aggregate liability for any claims arising from your use of the Platform shall not exceed the greater of (a) the amount you have paid to settledHUB in the 12 months preceding the claim, or (b) £100.
Nothing in these Terms shall limit or exclude our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be limited or excluded under English law.
11. Governing Law
These Terms shall be governed by and construed in accordance with the laws of England and Wales. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
12. Dispute Resolution
If you have a dispute with settledHUB, we encourage you to first contact us at info@settledhub.com so we can attempt to resolve it informally. If we are unable to reach a resolution within 30 days, either party may pursue formal legal proceedings in the courts of England and Wales. For EU/UK consumers, you may also be entitled to use the Online Dispute Resolution (ODR) platform provided by the European Commission.
13. Changes to These Terms
We reserve the right to modify these Terms at any time. When we make material changes, we will update the "Last updated" date and, where appropriate, notify you via email or a prominent notice on the Platform. Your continued use of the Platform following any changes constitutes your acceptance of the new Terms.
