Terms of Service

By creating an account, accessing, or using any part of the Platform, you acknowledge that you have read, understood, and agree to be bound by these Terms and our Privacy Policy. We may update these Terms from time to time, and your continued use of the Platform after such changes constitutes acceptance of the revised Terms.

To use the Platform, you must be at least 18 years old or the age of majority in your jurisdiction, whichever is higher. You must have the legal capacity to enter into a binding agreement. WhileSettledHub is designed for everyone settling in the UK, any individual who meets the age requirement may create an account.

When you register for an account, you agree to provide accurate, current, and complete information. You are responsible for maintaining the confidentiality of your login credentials and for all activities that occur under your account. You must notify us immediately at info@settledhub.com if you suspect unauthorised access to your account. We reserve the right to suspend or terminate accounts that contain false information or violate these Terms.

You may post reviews, messages, listings, and other content ("User Content") on the Platform. You retain ownership of your User Content, but you grant SettledHub a non-exclusive, royalty-free, worldwide licence to use, display, reproduce, and distribute your User Content in connection with operating and promoting the Platform.

You represent that you own or have the necessary rights to post your User Content and that it does not infringe on the rights of any third party, contain defamatory material, or violate any applicable law.

You agree not to:

• Use the Platform for any unlawful purpose or in violation of any applicable UK or international law.
• Post false, misleading, or fraudulent listings, reviews, or information.
• Impersonate another person or entity, or falsely claim affiliation with any person or organisation.
• Harass, abuse, threaten, or discriminate against other users.
• Scrape, crawl, or use automated tools to extract data from the Platform without our written consent.
• Attempt to gain unauthorised access to the Platform, other user accounts, or our systems.
• Upload viruses, malware, or any code designed to disrupt or damage the Platform.
• Use the Platform to advertise or promote services unrelated to student settlement in the UK without prior approval.

SettledHub does not accept bookings or process payments. Any agreement is made directly between users and providers. SettledHub is not a party to these agreements.

Landlords, service providers, and other partners who post listings on the Platform agree to the following:

• All accommodation listings must accurately represent the property, including photos, amenities, pricing, and availability.
• Listings must comply with all applicable UK laws, including the Housing Act 2004, the Tenant Fees Act 2019, and the Equality Act 2010.
• Landlords must hold deposits in a government-approved tenancy deposit scheme (TDS, DPS, or mydeposits) and provide the required prescribed information within 30 days.
• Discriminatory listings based on race, nationality, religion, gender, or any protected characteristic are strictly prohibited and may be removed.
• SettledHub reserves the right to remove any listing that violates these policies or receives substantiated complaints.

Accommodation

The following applies when you use the Platform to find or enquire about accommodation:

• The Platform connects you with property owners or agents.SettledHub is not the landlord.
• A deposit (usually 4–5 weeks' rent) and one month's rent in advance may be required by the owner or agent.
• Notice periods and end dates are agreed between you and the owner or agent.
• You must verify property details directly with the owner or agent before confirming any tenancy or payment.
• SettledHub is not responsible for agreements, disputes, or obligations between tenant and owner or agent.

When you contact or arrange services through the Platform (including for services other than accommodation):

• SettledHub connects you with independent providers. We are not a party to any contract between you and a landlord, employer, legal advisor, or financial service provider.
• Confirmation, provider terms, cancellation rules, and refund rules are set by the individual provider unless otherwise stated on the Platform.
• You are responsible for verifying the details of any arrangement and for reading the provider's own terms and conditions.
• Payments are handled by providers. Never send money via direct bank transfer to parties you have not independently verified.

The following applies when you connect with transport providers for airport travel through the Platform:

• You should provide accurate trip details (flight, arrival time, and passenger count) to the provider you choose.
• Provider terms apply to changes, waiting time, and fees.
• SettledHub connects passengers with independent providers and does not operate, own, or control the vehicle or the trip. The agreement for the transfer is between you and the provider.

The following applies when you view or obtain tickets for, or attend events listed on the Platform:

• Provider policies apply to tickets and confirmations unless the event organiser states otherwise in their terms or listing.
• You should arrive on time in line with the published event schedule; late arrival may affect your admission.
• Event rules, conduct requirements, and age or entry restrictions are set solely by the organiser.
• The organiser may refuse entry or remove attendees who do not comply with those rules or with applicable law.
• SettledHub lists events to help users discover them but does not organise, manage, or operate them. Any agreement regarding tickets or attendance is between you and the organiser or ticket provider.

The Platform and its original content (excluding User Content), features, functionality, design, trademarks, and logos are owned by SettledHub and are protected by UK and international copyright, trademark, and other intellectual property laws. You may not reproduce, distribute, modify, or create derivative works from any part of the Platform without our express written permission.

• No Legal Advice: SettledHub is not a law firm. Any information provided on the Platform regarding legal matters, including visa, immigration, tenancy, and employment law, is for general informational purposes only and does not constitute legal advice. For legal advice, consult a qualified solicitor or an OISC-registered immigration advisor.
• No Financial Advice: SettledHub is not a financial advisor and is not authorised or regulated by the Financial Conduct Authority (FCA). Information about financial resources, banking, or financial products on the Platform is for general guidance only. Where we link to third parties, we do not guarantee approval, rates, or terms.
• No Lending: SettledHub is not a lender, credit broker, or financial intermediary. Any introduction to third-party lenders is informational; third parties are independently regulated where applicable. We do not assess your creditworthiness, guarantee any product, or control lending decisions.
• Listing Accuracy: While we make reasonable efforts to list useful provider information, we do not warrant or guarantee the accuracy, completeness, or reliability of any listing, review, or information posted on the Platform.
• Third-Party Services: SettledHub may link to or facilitate connections with third-party services. We are not responsible for the content, policies, or practices of any third party.
• "As Is" Basis: The Platform is provided on an "as is" and "as available" basis without warranties of any kind, whether express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

To the fullest extent permitted by law, SettledHub, its directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from or related to your use of the Platform, including but not limited to loss of profits, data, goodwill, or other intangible losses due to your relationship with independent providers.

Our total aggregate liability for any claims arising from your use of the Platform shall not exceed the greater of (a) the amount you have paid to SettledHub in the 12 months preceding the claim, or (b) £100.

Nothing in these Terms shall limit or exclude our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be limited or excluded under English law.

These Terms shall be governed by and construed in accordance with the laws of England and Wales. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.

If you have a dispute with SettledHub, we encourage you to first contact us at info@settledhub.com so we can attempt to resolve it informally. If we are unable to reach a resolution within 30 days, either party may pursue formal legal proceedings in the courts of England and Wales. For EU/UK consumers, you may also be entitled to use the Online Dispute Resolution (ODR) platform provided by the European Commission.

We reserve the right to modify these Terms at any time. When we make material changes, we will update the "Last updated" date and, where appropriate, notify you via email or a prominent notice on the Platform. Your continued use of the Platform following any changes constitutes your acceptance of the new Terms.
